Skye Ranch is Taylor Morrison's 850-acre master-planned community east of I-75 on Clark Road, and by late 2025 more than 1,000 families lived here across Cassia, Esplanade (55+), and the Townhomes. The good stuff (that is actually good)

  • The Hub delivers on the pitch: resort pool, spa, fitness center, rock-climbing wall, cafe, and event lawn.
  • Turner Community Park is the second amenity center — pickleball, tennis, playgrounds, and the trailhead for the 25+ miles of community trails.
  • On-site K-8 school (Skye Ranch School, 9501 Lorraine Rd) is inside the community — a rare setup in Sarasota County.
  • Location: ~34 minutes to Siesta Key, 20 minutes to UTC and downtown Sarasota when I-75 behaves.

What the sales tour skips

  • CDD is a real line item. Townhome owners typically see roughly $4,100/year combined HOA + CDD; single-family in Cassia is higher. See our CDD vs HOA breakdown.
  • Insurance shock. You are in FEMA Zone X (good news — no flood insurance required by lender), but Florida wind and homeowners premiums are still steep. Get a wind mitigation report; it usually pays for itself in year one.
  • Phase 2 construction noise. New sections are still being built. Expect trucks on Lorraine Rd through 2026.
  • Gate & amenity access. The Hub uses fob access. Get yours activated on day one — the office is only staffed weekdays.

Who lives here

A mix that surprises people: young families zoning into the K-8, remote-work couples, and 55+ Esplanade residents. Not a golf community, not a country club — closer to a Lakewood Ranch-lite lifestyle at a lower entry price.
