Skye Ranch is one of east Sarasota's most active master-planned communities — roughly 1,000 acres of single-family and villa homes off Lorraine Road, just south of Clark Road and east of I-75. Build-out has rolled across multiple villages and is planned to continue for several more years, anchored by Taylor Morrison and M/I Homes as the primary builders. The community is organized around The Hub — a resort-style amenity campus that includes a clubhouse, multiple pools, a fitness center, sports courts (tennis, pickleball, basketball), a splash pad, walking trails, and a community dog park. The Hub is included with residency and is the social center of Skye Ranch. What sets Skye Ranch apart from older Sarasota communities is its trail network and conservation acreage. Walking and biking paths weave between the villages, around stormwater lakes, and connect to natural-area buffers. For families, the location is competitive — zoned to Lakeview Elementary, Sarasota Middle, and Riverview High (all generally well-regarded Sarasota County public schools). Skye Ranch is governed by a Homeowners Association that maintains common areas, sets architectural standards, and enforces use restrictions, plus a Community Development District (CDD) that funded the underlying infrastructure (roads, drainage, amenity construction). Owners pay both an HOA assessment and an annual CDD assessment on their property-tax bill — typical for Florida master-planned communities of this scale.
