Your First Year in a New Skye Ranch Home: A Month-by-Month Checklist

A new build needs less repair and more attention than an older home. The first year is mostly about catching warranty items in time and setting up the routines that keep a Florida house comfortable.


Months 1 to 3: document everything

  • Start a running punch list. Drywall cracks, sticking doors, and paint touch-ups are normal as a new house settles.
  • Photograph the air handler, water heater, breaker panel, and irrigation controller with model and serial numbers visible.
  • Learn where the main water shutoff is — before you need it at 2am.
  • Set up pest control. In this climate it is preventive, not a reaction.
  • Register appliance warranties and save the builder warranty contact in your phone.

Months 4 to 9: routines and seasons

  • Book A/C service twice a year and change filters on a calendar reminder, not by memory.
  • Adjust irrigation for the season and watch for brown patches, which usually mean a broken head or a bad zone.
  • Flush the water heater and check the pressure relief valve.
  • Clean the dryer vent and check the garage door safety sensors.
  • Prep for storm season in May: shutters or panels tested, outdoor furniture plan, batteries and water on hand.

Month 10 to 11: the warranty window

Most builder warranties include a one-year milestone for items that are not structural. Submit your punch list in writing before that date — not on it. Include photographs and dates, and keep a copy of every reply.

Walk the house deliberately one more time: every door and window, every faucet, grout lines, tile, trim, and the garage floor. Things that seemed cosmetic in month two are easier to justify with a year of photographs behind them.

Costs to plan for

  • HOA dues and a separate CDD assessment, which is generally billed on the Sarasota County tax bill.
  • Recurring services: pest, lawn, A/C maintenance, and pool if you have one.
  • Homeowners insurance with wind coverage, plus documentation for any mitigation credits.
  • A small reserve for the items a new build does not cover — landscaping, gutters, storage, and window treatments.
