Living in Skye Ranch: Community, Amenities & Resident Guide

What the Skye Ranch community actually offers, how residents live here day to day, and the practical details — amenities, HOA and CDD, home types, schools, and culture — that shape life inside the neighborhood.

The community at a glance

  • A master-planned community of roughly 1,000 acres at Clark Road and Lorraine Road in Sarasota, FL 34241.
  • More than half the green space preserved as wetlands, lakes, and forest — over 400 acres of functional green.
  • Three sections: Cassia (all-ages single-family), Esplanade (55-plus, gated), and the Townhomes.
  • An on-site K-8 school that opened in August 2025 on its own campus inside the community.
  • A central amenity campus, The Hub, plus Turner Community Park and a connected trail network.
  • Inland position east of I-75, with a low-risk flood designation across much of the community.

Skye Ranch amenities

Nearly all of the community's social life runs through The Hub. It is designed as a resort campus rather than a clubhouse, and the range is unusually wide for a residential community.

  • Resort-style pool and spa, plus a splash area for younger kids.
  • Fitness center and studio space, with a rock climbing wall.
  • Café and demonstration kitchen used for classes and community programming.
  • Tennis and basketball courts, sand volleyball, and open sports fields.
  • Pet park, fire pit, and gathering areas.
  • Miles of connected walking and biking trails through preserve and lake frontage.
  • A full-time lifestyle manager running an events calendar year-round.
  • The townhome section adds its own dedicated pool and cabana; Esplanade residents have separate resort amenities within their gated enclave.

Skye Ranch homes and real estate

Skye Ranch is built primarily by Taylor Morrison, with resale inventory now entering the market as earlier phases mature. The three sections target genuinely different buyers, which is why price points span such a wide range.

  • Townhomes — two-story, roughly 1,180 to 1,550 square feet, 2 to 3 bedrooms with a one-car garage. The community's lowest entry price.
  • Cassia — single-family homes from single-level ranch plans through large two-story layouts, with multi-generational floor plans available.
  • Esplanade — age-restricted 55-plus villas and single-family homes with Mediterranean-inspired architecture and lawn maintenance included.
  • Pricing has ranged from roughly the mid-$200Ks for townhomes to well above $1 million for the largest Cassia plans. Confirm current pricing with the builder or a local agent.

Skye Ranch HOA and CDD

The Skye Ranch Master Association governs the shared community, with Cassia and Esplanade operating as neighborhoods within it and the townhomes under a separate association. Governing documents, architectural review requirements, and amenity policies come from the association — request the full document set before you buy.

Budget for two line items, not one. HOA dues are billed by the association and have run in the range of roughly $125 to $140 per month in the townhome and Cassia sections, with Esplanade higher because more maintenance is bundled. The CDD assessment repays community infrastructure bonds and generally appears on your annual Sarasota County tax bill, commonly in the range of $150 to $200 per month equivalent.

Those are planning figures drawn from public listings, not quotes. Verify the current amounts for your specific address before making a decision.

Schools serving Skye Ranch

Skye Ranch K-8 School sits on a dedicated campus inside the community, with a STEAM and robotics curriculum and a phased grade expansion. Being able to walk or bike to school changes the daily rhythm of family life here more than any amenity does.

High school students attend Sarasota County public high schools; the district has maintained an A rating for more than two decades. Zoning changes as the area grows, so confirm assignment with the district for your address.

Community culture: who lives here

Skye Ranch is deliberately mixed. The townhomes attract first-time buyers, young professionals, and investors. Cassia skews heavily toward families with school-age children. Esplanade is 55-plus and more seasonally weighted.

In practice that means the amenities get used in shifts — retirees and remote workers midday, families late afternoon, social events in the evening. It also means the community's informal network is unusually good at producing service recommendations, which is exactly what this directory was built to capture.

Daily life through the year

From November through April the community lives outdoors: trails, pool decks, courts, and a busy lifestyle calendar, with a noticeable seasonal population increase.

From June through September, heat, humidity, and near-daily afternoon storms shift activity to early mornings and evenings, and hurricane season sits on top of it. Residents who plan around that rhythm rather than resisting it settle in faster.

Just outside the community

  • Siesta Key is a short drive west when you want the beach — a benefit of the location rather than a feature of the neighborhood.
  • Everyday shopping and dining sit along Clark Road, with additional retail continuing to build out near the community entrance.
  • I-75 access is roughly three miles west, putting downtown Sarasota, UTC, and Waterside Place within a typical 20 to 35 minute drive.

The honest tradeoffs

  • The community is still building out — expect construction traffic, phased amenity openings, and landscaping that is still maturing.
  • Total monthly carrying cost includes both HOA dues and a CDD assessment.
  • This is a car-dependent location for dining and shopping today, even though the interior is highly walkable.
  • Builder upgrade pricing tends to run well above independent contractors, which is one more reason to know local pros before you need them.

Community details such as HOA and CDD assessments, home pricing, and amenity availability change over time. Confirm current figures with the Skye Ranch Master Association or your builder before making decisions.
