Skye Ranch is built by Taylor Morrison and divided into three sections that live very differently. Here is how they compare, and what to check before you pick one.
The builder
Taylor Morrison is the builder behind Skye Ranch's sections. New-construction plans, incentives, and availability come from Taylor Morrison's sales teams; resales go through licensed agents like any other Sarasota home.
The three sections
- Cassia — the largest all-ages section, with single-family homes ranging from ranch-style plans to two-story layouts, and multi-generational options available.
- Esplanade — a gated enclave of villas and single-family homes with its own resort amenities and maintenance-included living.
- The Townhomes — the most affordable entry point, roughly 360 two-story townhomes with their own pool and cabana.
What homes have cost
Pricing has spanned from the mid-$200Ks for townhomes to well past $1 million for larger Cassia plans. Treat that as a range, not a quote — verify current pricing with the builder or a licensed agent.

How the sections differ beyond the house
Amenity access is set by section: The Hub serves Cassia and Esplanade, while the Townhomes have their own pool, cabana, and amenity campus. Esplanade bundles more maintenance into its dues. Those differences matter as much as the floor plan, so confirm them for the exact address with the Skye Ranch Master Association.
Before you sign
- Get an independent home inspection, even on new construction.
- Ask whether the CDD assessment on the home is still being paid down.
- Walk the section at different times of day — a cul-de-sac backing to preserve feels nothing like an interior street near the school.
