Two separate charges apply to most Skye Ranch homes — HOA dues and a CDD assessment — and they show up in different places on your paperwork. Here is what each covers and what it has typically run.


The two charges, briefly

HOA dues run the community's operations: amenity upkeep, common areas, and association management. CDD assessments pay for the infrastructure — roads, utilities, stormwater — that was built to create the community, and they appear on the annual Sarasota County tax bill rather than in your dues.

Typical ranges

  • HOA dues have run roughly $125 to $140 per month in the townhome and Cassia sections.
  • Esplanade dues run higher because more maintenance is bundled into living there.
  • CDD assessments have commonly landed in the $150 to $200 per month range, billed on the county tax bill.

Treat the numbers as planning figures

Both amounts change annually and vary by section. Confirm the current HOA dues for the specific address with the Skye Ranch Master Association, and the current CDD assessment from the property's disclosure documents or the county tax bill — not from a listing site snapshot.

What buyers should actually check

  • Whether the CDD assessment on the home is still being paid down or has been fully satisfied — it changes the tax bill math.
  • What the dues for the specific section cover, since Esplanade bundles more than Cassia or the Townhomes.
